San Francisco’s 124,000 m² ‘Affordable’ Housing Project: Revolutionary Solution or Just Another Gentrification Trojan Horse?

This is infrastructure progress, not performance art. 124k m² of housing that’s actually built and habitable? That’s not theater—that’s tons of concrete, steel, and sweat. You can’t dismiss real shelter because it doesn't fix 40 years of policy failure overnight.

I’ve lived here 58 years. The CCDC has actually done things for this neighborhood—real things. My niece got into one of these units. She’s a veteran, pays 30% of her income. That’s not displacement. That’s dignity.

Fair point. No one’s denying individual wins. But structural problems need structural solutions. One building doesn’t erase the fact that SF builds fewer homes per capita than almost any major US city.

Can we take a sec to appreciate the design? The landscape integration with GLS is stunning. And the fact that it’s net-zero ready? That’s the kind of innovation we should be copying citywide.

Y’all are debating philosophy while I’m getting priced out of my studio. Just build more. Anywhere. Anyhow. I don’t care if it’s ugly—if I can afford it, it’s beautiful.

Net-zero ready isn't enough. We need net-zero operational. Otherwise it’s just another greenwashed icon. The materials, the energy lifecycle—it all matters.

Y’all fighting over concrete? The future is modular, 3D-printed homes. This whole project is already obsolete. We’re building like it’s 1950.

Funny—Swords to Plowshares was founded by Vietnam vets helping other vets. Now they're building veteran housing. Poetic, really. Maybe there's still hope for institutions that grow with their communities.
